Proposal: 

  • On offer is a newly established, South Australian based, real estate empire looking to further expand into the Victorian market. Our business goal is to provide exquisitely designed homes to people of all socioeconomic statuses. Whether this be by renting or buying, we aim to make this process as efficient, seamless  and more importantly, exciting to all of our customers. To ensure that the integration of Phillip Estate is as smooth as possible, it is proposed that in order for a resident to purchase a vehicle, they must either rent or own a property. By implementing this, it is therefore anticipated that our business will serve an actual need for the community and effectively minimise the impact of fraudulent income (modded in). It should also be noted that we anticipate that for a resident to rent or purchase a property, a real estate agent/ trainee and or Property Manager must be online; essentially like that of Walker Vehicle Sales.

Roles available by level of experience and expected wages: 

  • Office Administrator - $150 (max of 2)
  • Real Estate Agent Trainee - $250 (3.5% of his/hers total net profit)* (max of 6)
  • Real Estate Agent - $450 (6.0% of his/hers total net profit)* (max of 6)
  • Property Manager - $700 (11% of his/hers total net profit)* (max of 3)
  • Chief Financial Officer - $1,050 (15% of his/hers total net profit)* (max of 1)
  • Chief Executive Officer - $1,300 (20% of his/hers total net profit)* (max 1)

* CEO will calculate commissions and promotions based on recommendations (paid weekly)

Weekly bonuses: 

  • Real Estate Agent Trainee - if a total net profit of $1,200,000 is reached, a further 2.5% is added to the calculated commission*
  • Real Estate Agent - if a total net profit of $2,100,000 is reached, a further 3.5% is added to the calculated commission*
  • Property Manager - if a total net profit of $3,500,000 is reached, a further 4.5% is added to the calculated commission*
  • Chief Financial Officer - if a total net profit is $4,500,000 is reached, a further 5.5% is added to the calculated commission*
  • Chief Executive Officer - no bonus is given

* CEO will calculate bonuses (paid weekly)

Expected base location: 

  • It is proposed that Phillip's Headquarters will be located at Michael's House

Proposed changes to game mechanics thus far:

  • the ability to walk up to property and purchase/ rent them to be removed
  • ability to spawn company car at front of garage (for Real Estate Agents/ trainees - a black executive sedan) 

Example of how the company works:

  • A person wants to buy a property - they come to Lifeinvader's, we take them to a property and if they want it, we purchase it for X amount and send them an invoice for X+(whatever profit). Once the invoice is paid, we assign the person the property (something like Walker Vehicle Sales). *
  • A person wants to rent a property - they come to Lifeinvader's, we take them to a property and if they want to rent it, we rent the property for a Y amount of time at an X amount of money and send an invoice for X+(whatever profit). Once the invoice is paid, we assign the person the property for the time period and when the time is over, they can then not access the property and there vehicle is impounded (as a result of trespass/ extended stay).* (or if the player is online at the time of expiration and present at the property, Police are notified and attend the property to escort the person away from the property.)

Great idea.

To add more interest to this it might be an idea for garages be placed very close, in fact, most have an underground car park area where people can pull out their cars. I own a property and never go there really because I cant log out there and then get back to my place of business without stealing a car or I just going back to the central garage to log out. There needs to be more of a reason to buy a property over just a place to store your stuff.

Completely Agree!!! this would also stop everyone hanging out at garages
